The Council owns the freehold of this property and has granted a ten-year lease for the purpose of a car sales business together with ancillary office accommodation within the former ticket office within Use Class E. To enter into a lease at the former Park and Ride site at Bury Road, Ipswich, IP1 5PX. Reason: Opportunity to strategically manage the Council’s estate. The Council owns the freehold of the land. The area is designated as a park and ride site within Policy SP8 of the Ipswich Borough Council Site Allocations and Policies (Incorporating IP-One Area Action Plan) DPD Review (2022). The tenant Hammond Road Garage Limited has been in occupation of the site since 2015 and has obtained Full Planning Permission until 31/03/2035 for the continued use. An independent valuation was obtained confirming the rental value for the site was Market Value in July 2024. The condition of the garage and the cost of the business rates is equivalent to the market rent being paid.
