Content: A. 11 Rose Mount, Bradford, BD2 4JJ. Resolved – That the application be approved subject to the conditions as set out in the Strategic Director, Place’ technical report plus the additional conditions as set out below. C3. Prior to the first occupation of the building as a House in Multiple Occupancy, hereby approved, drawings showing the location, size and appearance (plan and elevation drawings) of a bin storage area, commensurate to the development, shall be submitted to the Local Planning Authority for approval. Once approved the development shall be carried out in accordance with such drawing and maintained as such thereafter. Reason: In order to keep the road clear of obstructions and to contain the bins within the site and to comply with policies DS1 and DS5 of the Core Strategy Development Plan Document. C4. The House in Multiple Occupancy, hereby approved, shall be operated by Femina Housing Ltd only and no other operator unless first approved by the local planning authority. Reason: In order to retain control by the local planning authority and to comply with policy DS5 of the Core Strategy Development Plan Document E. Kensington Hall, 25-27 Kensington Street, Bradford. Resolved – That the application be refused for the reasons as set out in the Strategic Director, Place’ technical report. B. 883 Barkerend Road, Bradford. Resolved – That the application be approved subject to the conditions as set out in the Strategic Director, Place’ technical report. C. Crow Trees, 27 Town Lane, Bradford. Resolved – That the application be approved subject to the conditions as set out in the Strategic Director, Place’ technical report. D. Former Provincial Grand Lodge of Yorkshire West Riding, 13-14 Spring Bank Place, Bradford. Resolved – That the application be refused for the reasons as set out in the Strategic Director, Place’ technical report plus the additional reason as set out below. R5. The proposed development, by reason of the layout, fails to acknowledge and respond to the layout of Spring Bank Rise. The proposed layout provides inadequate turning facilities for the estate road. The continuation as a shared surface road fails to demonstrate adequate forward visibility around corners and is not to a safe adoptable standard. The development fails to comply with policies DS4 and TR2 of the Core Strategy Development Plan Document.
