Purpose: Current Situation The existing doors are in a dilapidated condition, which compromises tenant safety. Their poor state allows easy access, posing a significant security risk to vulnerable tenants within the schemes. Operational Concerns Assist Response Officers have confirmed that the doors are easily accessible, enabling unauthorized entry into the buildings. In addition, the current door systems frequently require recalibration to ensure proper closure. This results in repeated engineer callouts, increasing maintenance costs and disrupting service delivery. Comparative Evidence Other schemes and general needs blocks have already been fitted with new communal doors and integrated Intartone systems. These upgrades have not only generated positive tenant feedback regarding improved security but have also streamlined service and maintenance programmes, reducing operational inefficiencies. Recommendation Replacing the existing doors with modern communal doors and Intartone systems will: • Enhance tenant safety, particularly for vulnerable residents • Reduce unauthorized access incidents • Lower ongoing maintenance costs by eliminating frequent recalibration issues • Align the schemes with the security standards already implemented across other blocksImprove tenant satisfaction and confidence in housing management

Content: Award of contract for Communal Security Doors at Willingham Court and Pleasley Springs     1      To fit new community security doors, swing door operator to BSEN 16005 and Intratone door entry and access control to two schemes (Willingham Court & Pleasley Springs) sheltered complexes.  In the sum of £41,735.           Direct Award through EEM to the top ranked contractor – F Engineering Bamfords.   2.     The Legal Services Manager be authorised to negotiate, finalise and complete all necessary legal agreements and other documents to give effect to the above    The existing doors are in a dilapidated condition, which may compromise tenant safety.
