Purpose:

Content: To appoint Clarke Roofing Southern Ltd to undertake Phase 1 of repairs to the Town Hall roof coverings for the sum of £79,916.00 (exc VAT). The Town Hall Roof is currently being affected by water ingress to two areas, firstly the rolled lead sheet covering to the portico roof above the four pillars to the front facade, where it intersects with the main part of the roof, is leaking to the extent where the timber valley rafter beneath has decayed quite substantially meaning some timber structural repairs are required including the replacement of the timber valley rafter itself subject Listed Building Consent/Conservation Officer Approval. In addition to this, to the Southwest corner of the building where the slate roof butts onto the Council chamber, there is water ingress believed to be taking place in the area of the existing cover flashings as well as the fixed roof light that is in close proximity.    So as to prevent further damage it is proposed to replace the rolled lead sheet covering to the portico roof, strip back the Westmorland Slates at the roof intersection and replace/undertake structural repairs to the timber roof structure that has decayed.    To the Southwest corner of the building it is proposed to remove the lead cover flashings and soakers, by stripping back the Westmorland Slates, re-build this area using new lead soakers and cover flashings and redress the slates. At the same time an intrusive inspection of the fixed roof light will be undertaken so as to determine and address any water ingress to this area until such the main part of the roof is worked upon in the months ahead.   This work is required to prevent further water damage taking place to Town Hall which is a Grade II Listed Structure.   There are no alternative options
