Content: Decision 1.      Approve Lease Renewal as per the attached documents (a) Agreed Heads of Terms (b) Agreed Draft Lease. 2.      Approve the tenant refund of overpaid rent since the Lease Renewal Date.   Reasons for recommendations To ensure the continued occupation of this large unit at Market Walk, Chorley and the continued payment of the new rent.   Other options considered and rejected The Tenant has a protected tenancy under the 1954 Landlord & Tenant Act, so refusal could result in either expensive legal action or the Tenant deciding to vacate the property.
