Purpose: As part of our ongoing improvement programme, it has been identified that the main pitched roof of the Leverstock Green Village Shopping Precinct is beyond economic repair and requires full replacement. The existing roof, dating back to the early 1960s, is covered with Marley Modern interlocking tiles. However, these are first-generation Marley Modern tiles, which have become thin and are showing significant signs of ageing and deterioration. Key issues include: Surface degradation: Concrete aggregate is visible through the surface of many tiles, compromising their waterproofing capabilities. Damaged interlocking channels: At least 1 out of every 5 tiles have broken interlocking channels, which are only visible once the tiles are lifted. This damage allows water ingress. Deteriorated underlay: The under-slating felt is old, brittle, and particularly degraded at the eaves. It has sagged behind the fascia board and no longer performs its intended function. Additionally, the felt has only a 50mm lap, whereas a minimum of 75mm is required. Inadequate battens: The existing timber battens are undersized for the weight of the Marley Modern tiles. They are untreated, have not been tanalised, and have decayed significantly in several areas. This has led to roof tiles slipping into the loft space and, in some cases, posing a risk of falling externally—potentially causing damage or injury. Tenant complaints: The Council has received an increasing number of complaints from tenants regarding roof leaks and draughts in the loft space, particularly during periods of rainfall. Capital funds have been allocated for the Leverstock Green roof replacement, scheduled for the 2025–26 financial year.
